- Determine your “wants” and “needs”
- Begin thinking about the project’s design
- Compile a scrapbook of pictures, articles and notes
- Prepare a realistic budget, factoring in 10%-20% for surprises and extras

- Refine the project’s design, completing drawings and written specifications
- Narrow down the ideas in your scrapbook
- Ask friends and neighbors for advice about their experiences
- Interview and hire a general contractor to complete your project
- Check references
- Look at pictures and/or past projects

| 6 mo. Prior |
- Finalize the project’s drawings and specifications
- Determine any zoning, building code, deed requirements and/or restrictions
- File any required permits or variances with your local planning, zoning or historical commissions

| 4 mo. Prior |
- Make any last minute changes to the project’s drawings and specifications
- Begin selecting windows, plumbing fixtures, lighting, cabinetry, appliances, colors, etc.

| 2 mo. Prior |
- Create a job file for important papers related to your project
- Make final selections on any materials
- Sign the final construction contract with your general contractor
- Finalize the project’s start and finish dates

- Secure construction financing
- Contractor applies for building permits
- Contractor orders selected materials and schedules specialty contractors

| 1 week Prior |
- Secure a firm construction schedule from your contractor
- Meet with your general contractor to go over last minute details
|
| During Project |
- KEEP IN CONSTANT COMMUNICATIONS WITH YOUR GENERAL CONTRACTOR
- If you need to change anything on the project, do it ASAP to avoid extensive cost overruns and schedule delays
- If you are performing any work yourself, complete your part on schedule
- Make payments on schedule

| After Project |
- Make the final payment immediately to assure warranty coverage
- Call the general contractor with any problems that arise
- Offer to write a letter of recommendation
